it should be spacious, even if its not actually big. its important that it feel big.

it should be on the top floor, even if there is no elevator, b/c i prefer the top floor. its less noisy and has better light and views, generally.

id like hardwood floors, no carpet. radiators rather than forced air. and windows facing south.

decent walls, very few cracks, or easily repaired cracks. crown moulding and solid wood door/s.

gas stove, mini-dishwasher, and newer refrigerator.

id also like there to be somewhat of a separate sleeping area. even if it's legally a studio. i like being able to have furniture.

oh, and it should be negotiable into my price range, which i have determined to be about $140,000.00.

the neighborhood should be safe, well-lit, fairly clean, near a grocery like trader joe's or whole foods, and near the T.

im thinking JP, Fenway, Kenmore, Back Bay, South End, Brookline, Cambridge or Davis Square. but im open to the perfect place if its elsewhere.
